Artists' Alley is presented by Lanterra Development at 234 Simcoe Street and 121 St Patrick Street at University Avenue and Dundas Street West. It is a new mixed-use condominium development. Hariri Pontarini Architects designed residential would be bisected by a retail-infused pedestrian laneway connecting Simcoe and St Patrick streets. Hariri Pontarini's design envisions a more vibrantly urban mid-block space. The design also includes a number of green roofs—topping the buildings—as well as landscaping by NAK Design Strategies. A new 1,000-square-metre public park is proposed on the southwest corner of the site.
The true mixed-use development by incorporating up to 110,000 sq ft of office space into the complex. The shorter 36-storey tower (Phase 2) fronting Simcoe street would feature commercial office space in its modernist-inspired base.
